managment – I think they need better customer service, I have been calling for about 1 week now to speak to a Mr.McGolf i call like 7 times a day , and they always tell me he is in a meeting, he just steped out, he’s in court, we already gave him your message, and he said he will get back to you. But he never does, the apartment that I am in everything is falling apart and I have never complained but now that I need there help they don’t give me there face.
Good prices, bad everything else, not worth it! – I would avoid renting from HPK at all costs. I found them to be slow in responding, if they responded at all. The rental was not professionally cleaned when I moved in, as stated in the lease. It was in fact quite filthy. There were also numerous things that did not work, many of which were never repaired. I was spoken to rudely on many occasions, and despite my professional approach with them, I did not receive the same courtesy. I have to say that nothing about my experience with HPK was positive, and I would never recommend them to anyone.
Proceed with caution – To those of you who had strong opinions about this company-- whether good or bad-- my recommendation is to document it online through the business bureau. HPK already has one complaint lodged against them, to which they did not respond, but the case against them will be a lot more compelling if people speak up. I am currently having a bad experience with this company, because they have been extraordinarily cagey about repaying a fairly minor charge they owe me-- and which I have tried to secure for the better part of four months. After reading these posts, I am nervous about getting my security deposit back when I leave. On the plus side, though, they have been very responsive about taking care of maintenance issues that have occurred in the unit.
BEST COMPANY AND STAFF IN TOWN – I HAVE HAD A GREAT EXPERIANCE WITH HPK AND THERE WONDERFUL STAFF. THEY ARE VERY KIND AND HONEST I WOULD DIFENANTLY RECOMEND THEM TO MY FRIENDS AND FAMILY IF YOU ARE LOOKING FOR A TOP NOTCH TEAM GO HERE AS FOR THE LAST REVIEW IF YOU DONT KNOW HOW TO CHANGE A LIGHT BULB JUMP ON THE SHORT BUS AND TAKE IT TO HOME DEPOT AND TAKE A CLASS TARD AS FOR ANYONE LOOKING FOR PLACES TO LIVE GO TO HPK I AM GOING ON MY SECOND LOCATION WITH THEM AND WILL STAY WITH THEM UNTILL I GET MY OWN HOME THEY ARE THE BEST I GIVE THEM TWO THUMBS UP!!!!
HPK a is Mediocre company – HPK management is a take or leave it type of company. I'm currently NOT happy with the management right now. I believe the entire office staff has been revamped and I don't know who's who anymore. I've seen several properties managed by HPK and there are some definite extremes on these properties. As a management company there are some properties that I have seen that I would not even dare walk into let alone put my name out there saying that I manage it! I lucked out and found a very decent property managed by them and I do like the unit, but I'm ready to move on because there have been so many changes in the last couple of years. In terms of them lying, that is a possibility because I was charged with a $40.00 bill for maintence changing the light bulb in the kitchen. The light was defective and the manager ON-SITE saw that it was defective, but I guess maintence tried to say that it wasn't defective. They also said according to my lease that I was responsible for changing light bulbs. Had this been an ordinary light bulb I would have changed it, but it was one of those long tubular ones that you don't find in your local grocery store and it is part of the fixture of the unit itself. No where in my lease does it state that tenant is responsible for light bulbs either. I fought that ridiculous bill and it was in my favor, as it should have been. Anyway at this point I would strongly advise that you proceed with caution if you choose to go with HPK.
Unprofessional and Ineffective Company – Ending Conclusion - I had to take HPK to court for lack of returning my security deposit when I exited the unit in better condition from that in which I entered. The owner had the audacity to lie to the judge indicating that I left the unit in a dirty condition. I won my judgment and HPK has failed to pay me within the allotted time period. I am currently preceeding to the next legal course of action. Additionally, i am not the only tenant that had to execute this action.
HPK owner lacks awareness of Calfornia Civil Codes such as 1950.5 - Security Deposits. in addition to awareness, the owner lacks common sense and skills to resolve matters that may decrese the company's financial responsibilities. HPK IS UNPROFESSIONAL and very INEFFECTIVE. One should save themselves the hassle and avoid renting from this company.
The condition of the rental units are not sanitized even though the rental agreement states that they are professionally cleaned. I also had to wait long periods of time to I recommend that you do not consider HPK as an option. However, if you must, document everything on your inventory checklist. If you find additional items after you turn in the form, take in an amendment and obtain proof of submission. Furthermore, don't hesitate to take this company to court if they illegally withhold your deposit. Also, make sure you seek court cost.
top company – when i first moved to califorina this year i had no luck finding an apartment untill i found hpk property managment. From the first phone call to the first time meeting the staff they have been nothing but helpfull. They found me a home to live in. This apartment was very clean and fit all my needs. hpk is a outstanding company and i would highly recommend this company to any one. To all those people who have nothing good to say about this company i say to you... get a life! This is by far one of the best companies i have ever seen.
caring and professional – Let me just say that HPK is a great property management company and if i owned a bunch of property it would be the one i would pick. The company meets the needs of the tenants and is very understandind. For those of you that rate this company low and wrote things bad,well i would have to say that your not the brightest person to start with cause property management companies operate within the owners guidlines to start with and my guess is you probally either didnt pay your rent on time or your a disrespectful slob yourself and got charged cleaning fees or damaged something and you dont know what respect means.
Now, be mad at your parents for not raising you right, not a management company!!
P.s. pay your rent and clean up after yourself and learn respect.
Great Company – I have been renting from HPK for about 7 months now. Best place I have ever rented from. Great staff, if you need something fixed they get right on it. When I moved into my place it was very clean. I looked at a few other places, and they were also clean. When came time to move into my place the office staff was very nice. I didnt get off of work til 5 and that is when the office closed, the lady at the front desk stayed after hours just to help me out. They also answered all of my questions that I had. GREAT STAFF... Very Good company, would highly recommend them.
To those who praise HPK – To those of you praising HPK, think twice. You too will find out just how greedy they can be. Hope you get your deposit back and on time.
