they do a very good job. beach fronts manager at my building on lexington told us that some fools who didn't pay rent slammed the company on yelp. he asked us to share what we think. i tell u that i don't know what else they can do since whenever i or my neighbors have a problem they send a guy out to fix it. sometimes the manager will do it himself but it never takes longer than the next day. i know beach front manages alot of apartments around and everybody that i have seen from the company goes out of there way for u. thats all that i have to say.
I like these guys and recommend them. I used to live in a giant building by the red line in NoHo and got tired of the big expense, all the people everywhere and the manager treating everyone like children. After lots of looking I found a smaller building that is also in NoHo which quite frankly is not much cheaper. That said, we do not have a manager living here but the company that manages Beach Front Property has a guy named Kris who is really good. He made life easy for me in seeing the place and moving me in. Anytime I have an issue, I can text him and he gets it done. I just wanted to take a second and say something nice about Kris and his company since they are solid.
Beach Front is one of the few mgmnt. companies that still care for their residents. They don't have an after hours telephone answering service that picks up your calls and keeps you on hold for ever. They have real employees that take your after hour call no matter what time of the night. I was surprised when a few weeks ago I woke up in the middle of the night to find out my toilet was overflowing. I called and actually spoke to their employee at 11:45pm. I did not have to wait for hours to get a call back like other property management co. that claim GREAT with customer service.
I would like to thank the helpful woman that listened to me on the phone that night with my almost midnight call.

I have been using Beach Front Property Management for many years. Their professionals have helped me analyze purchases, conduct the inspection, plan the capital improvements and then most importantly execute the plan.
I have solid cash flow at my properties and have flipped some because of their good work. When I drive by my buildings, they are always clean, the staff is well trained and they look sharp. The collections are good and when someone doesn't pay, they jump on it.
I have used other companies and none holds a candle to Beach Front.
Worse Property Management Company.
I own a property in Long Beach and beach front manages the property. The promotional material for the company states they are proactive in collecting rent and on the side of the owner, BFPM promises careful screening of tenants and that tenants will be responsible for damage.
The experience has been horrible, first the property manager lied to me about the rents collected. I would ask if the rents were collected and was told all the rents had bee collected and when I reviewed the receipts it was untrue. I would tell the property manager to evict for not paying rent, I would be told ok he will evict and nothing happened. I would escalated to COO and nothing.
BFPM does not care if rent is collected or if property damaged. BFPM is very good at charging repairs to the owner, I suspect that is a revenue stream for the company.
the above is just one example of how bad the management is, I have had a series of bad experiences with BFPM.
We do care. I have not had an issue where we do not do what the owner wants us to do (unless it is illegal). The maintenance services we offer are at a lower cost than our local competition as we have done surveys to make sure our prices are competitive.We try our very best and I apologize if sometimes we fall short. Most Incompentent, Unprofessional PM Company EVER. I recently loved out of a property located on Chestnut Avenue in Long Beach, CA that BFPM "managed". It was a veritable hell. I had a recurrent and eventually constant pest problem of both the roach and rodent variety which I informed BFPM about in phone calls, emails, registered letters and eventually a withholding of rent that finally got their attention. Their solution was to show up at 9am on a Saturday morning demanding that we leave within the hour so they cuold set off bug bombs. I had already bombed the apartment myself on 5 previous occasions so I did not see how this new wave of bombing was going to accomplish anything. They said, "well, if we do all of the apartments in the entire building the it will work." WRONG! The German roaches were back by the end of the week. In addition, there was toxic black mold growing in the bedroom. Again, I informed them about this on numerous occasions only to be met with the line, "well, maybe you should air out the bedroom a bit more." Yeah...right. I called the Department of Health and based upon their advisement moved IMMEDIATELY from the unit since it was classified as unliveable per California Civil Code. In addition to this, BFPM also went through 4 different managers for our property within a 18 month period and with each new manager something went wrong in the accounting system. rent payments were lost, missaplied, balanced incorrectly, etc.. I never received a PAID receipt until I pointed out to them that they were breaking the law if they didn't provide me with one. The straw that broke the camels back was their refusal to evict another tenant who had broken into our unit, garage and the unit and garage of another tenant to steal our personal property; despite police reports being filed and an arrest made of this individual. The persistent gang-related activity in and around the unit made it a virtual demilitarized zone; one that began to suck the life from me and my family. At all costs, please stay away from any property that is "managed" by BFPM. They are incompetent and unreliable.
Best management company in Orange County!. I have lived in a Beach Front managed community in Costa Mesa for several years and they are the best! If there is ever anything wrong in my place or the building, they fix it promptly. It seems ridiculous to praise a company for doing its job but none of my friends were happy with the companies managing where they lived. I talked 2 of them into moving here because of Beach Front and they are happy too.
Beachfront can rent!. I own a small building in Long Beach and my previous management company did a terrible job of keeping my units rented. I didn't have much better luck but I heard about Beachfront from a friend and they rented my building up. Even in this terrible economy they knew how to attract good tenants! Thank you Beachfront, I will be a long term client!!!
i really appreciate the people at beach front working with me. i've had some issues with my rent because i was laidoff and have had difficulty finding anything full time. the people at beach front did put notices to pay on my door but they listened to my problems and allowed me to be on a payment plan. i didn't like the late fee that they said they must charge "everyone" who pays late but it is hard to complain when they have been nice in every other way.
i would recommend working with beach front as my previous landlords would not have worked with me.

I live at the Rolling Hills Apartments in Torrance and Beachfront property management just took over after RTI management got the boot. Thank God since the people that RTI had running my building sucked. When I called the office nobody would return my call so I was stuck with the ones who sucked to complain to.
Everything changed last week when Beachfont showed up. They were extremely helpful and the people that are in the office are really nice. I was going to move across the street but am going to stay and give the new management a chance. ATTITUDE DOES MATTER, THANK YOU BEACHFRONT!!!
